How this calculator works
Monthly payment uses the standard amortization formula: M = P · r · (1 + r)n / ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate / 12), and n is the total number of payments (years × 12).
The schedule splits each year's payments into principal (which reduces your balance) and interest (the cost of borrowing). In the early years, most of each payment is interest; over time the principal share grows.
What's not included
This estimates principal & interest only. Property tax, homeowners insurance, HOA fees, PMI, and closing costs are not included. Add them separately for a full housing-cost estimate.
